Sprinkler Head Replacement

Heads get painted over, corroded, damaged by equipment, or simply reach the end of their service life. Painted and obstructed heads are among the most commonly cited deficiencies in Orange County inspections, and they can't be cleaned they have to be replaced.

We replace individual heads and complete head populations, matched to the correct temperature rating, response type, and orifice size for the space. We also maintain the spare head and wrench stock NFPA 25 requires on site, which is its own frequent citation.

Pipe Leak Repair and Pipe Replacement

Leaks range from a weeping fitting to a split main. We locate the source, determine whether it's a fitting, a joint, or the pipe itself, and repair or replace the affected section. Where a leak is a symptom of system-wide deterioration rather than a single failure, we'll tell you that instead of patching the same line every six months.

Corroded Pipe and MIC Remediation

Internal corrosion and microbiologically influenced corrosion pit and perforate pipe from the inside. Two things worth knowing:

‍Not every deficiency is equally urgent. Reports frequently mix critical impairments with administrative items a missing spare head cabinet and a seized control valve appear on the same list with the same formatting. We prioritize by what affects system function and what your AHJ will actually re-check, so you're not spending on the wrong things first.

‍You generally remain in compliance while corrections are underway, provided the work is scheduled and progressing. What creates exposure is an uncorrected deficiency with no documented plan.

We complete the corrections, retest what needs retesting, and issue documentation formatted for the authority that will review it.

Repairs During Tenant Improvements and Remodels

When a space is reconfigured, sprinkler coverage has to be reconfigured with it. Walls moved, ceilings dropped, racking added, or occupancy changed all affect whether existing head placement still meets NFPA 13.

We work directly with general contractors on head relocation, branch line extension, drop and armover modification, and the plan review and permitting the change requires. Getting this sequenced correctly matters sprinkler modification that happens too late becomes the item holding up your certificate of occupancy.

What Happens After the Repair

A sprinkler repair isn't finished when the water stops.

‍Testing. Depending on scope, repairs require hydrostatic testing, flow testing, or alarm verification before the system returns to service.

‍Permitting. Modifications beyond a defined scope require plan review and permit. We handle submittal rather than leaving you to discover the requirement at your next inspection.

‍Documentation. You receive a written record of what was repaired, what was tested, and the result — in a form you can hand to your AHJ and your insurance carrier.

‍Impairment closeout. If the system was out of service, the impairment is formally closed with your monitoring company and AHJ.

How do I know if my fire sprinkler system needs repair?

Common signs include leaking sprinkler heads, corrosion, low water pressure, damaged pipes, alarm activation issues, or failed inspections. Any visible damage or system malfunction should be addressed immediately.

Can I replace a sprinkler head myself?

No. Sprinkler head replacement requires correct temperature rating, response type, orifice size, and deflector style for the specific space, and in California it's work that requires a C-16 licensed contractor. An incorrectly specified head will be cited at your next inspection, and an improperly installed one may not perform.

Do sprinkler repairs require a permit?

It depends on scope. Head-for-head replacement generally does not; relocating heads, extending branch lines, or modifying the system does. [ Confirm thresholds. ] We determine what your specific repair requires before work starts.

Do I need to shut down my whole building?

Usually not. Most repairs can be isolated to a single zone or riser. We assess what actually needs to come out of service before starting, and where a full shutdown is unavoidable we schedule it after hours or during low occupancy.

My sprinkler head is painted. Is that a problem?

Yes, and it's one of the most commonly cited deficiencies in Orange County. Paint interferes with the head's thermal response. A painted head can't be cleaned — it has to be replaced. This frequently turns up after a tenant's painting contractor sprays a ceiling without masking.
